Smart home automation for Palm Jumeirah villas

HAUS LOGIC

Smart home automation for Palm Jumeirah villas

Coastal-grade KNX systems with Home Assistant intelligence for Palm Jumeirah villas and signature residences. Engineered for salt air, humidity, and the standard of the address.

Typical villa size

7,000–15,000 sq ft

Beachfront villas and signature residences across the fronds and the trunk.

Community

Coastal, gated security

Per-frond security plus marine-side access requires coordinated control.

Climate consideration

55°C peaks, humidity, salt air

Coastal corrosion and humidity demand marine-grade specification on outdoor devices.

Landscape constraint

Beachfront, pool decks, mature palms

Outdoor control, irrigation, and pool automation are not optional add-ons.

What we automate in Palm Jumeirah villas

KNX backbone, Home Assistant overlay, marine-grade specification on every outdoor device.

Capability

Lighting & Scenes

Every fixture is addressable through KNX with DALI integration on architectural luminaires. Scenes are deterministic states the system holds reliably across decades. Outdoor lighting is glare-controlled along the beachfront and respects neighbouring villas across the frond.

Capability

Climate

Coastal humidity raises dehumidification load relative to inland sites. KNX integrates the VRF or chilled-water plant with fresh-air units, dehumidification, and per-room setpoints. We coordinate cooling and shading as one system to prevent indoor surface condensation in cooler months.

Capability

Blinds & Shading

Motorised blinds and pergola shading respond to azimuth and indoor temperature. The system pre-cools rooms by closing seaward shades before peak sun, opens for morning light, and protects interiors from UV. Marine-grade motors and salt-resistant tracks are standard.

Capability

Security & Access

Access control, intrusion, video surveillance, and intercom integrate at the bus level. Marine-rated outdoor cameras and beach-side perimeter sensors are coordinated with the lighting plan. The system runs locally and continues to function during internet outages.

Capability

Networking

Enterprise Wi-Fi engineered to survey, not guessed. Coverage spans pool decks, beach cabanas, and external garden zones. VLAN-segregated IoT, hardwired backbone, and offsite VPN form the substrate. Marine-grade outdoor APs are weatherised for salt exposure.

Capability

Energy Management

Whole-villa metering, circuit-level submetering, solar PV integration where present, and EV charger orchestration coordinated through KNX and Home Assistant. Loads are shed or shifted in response to peak tariff and generation. Owners get monthly reports against benchmarks.

Capability

Dashboards

Home Assistant runs locally on the property. It overlays the KNX backbone with rich custom dashboards on iPad wall panels, mobile apps, and recessed touch panels. Dashboards are tuned per user, owner, family, staff, security, with role-appropriate controls only.

The Palm Jumeirah context

Palm Jumeirah villas operate in one of the most aggressive environments in the UAE. Salt-laden air, year-round humidity, beachfront exposure, and intense direct sunlight place a premium on enclosure ratings, cable specification, and corrosion-resistant fittings. A system designed for an inland Dubai villa will not last on the Palm. Outdoor devices have to be IP66-rated minimum, with sealed terminations and conformally coated boards.

Beyond the environment, Palm Jumeirah residences span an unusually wide range, from large frond villas with private beaches to penthouse-scale signature units with multi-zone climate, dedicated entertainment floors, and external pool decks that are themselves bigger than most apartments. Each requires automation that scales gracefully and zones cleanly: family wing, guest wing, staff areas, beach and pool deck, garage and gate.

Our standard for the Palm pairs KNX wired control with Home Assistant overlay, plus marine-grade specification across outdoor devices, sacrificial anodes on relevant metalwork, and a service plan that includes biannual inspection of external enclosures. The system is local-first, runs without internet, and is fully documented at handover.
