Building Automation in Dubai
for Villas and Estates

Building automation in Dubai used to mean stitching together a dozen apps; we run lighting, climate, blinds, security, energy, and automated irrigation systems in Dubai as one system on Haus Logic's custom dashboard with KNX as the open backbone, so a villa or estate owner gets one screen, one set of scenes, and a measurable DEWA story instead of a folder of remotes.

What We Automate

Seven integrated systems that work together as one. Click to jump to any section.

Lighting & Scenes automation scene

It's 7pm and you're hosting dinner. One tap on "Dining Mode" dims the chandelier to 40%, turns off the kitchen spots, and sets the living room to a warm amber glow, all synchronized instantly.

Lighting & Scenes

The Problem

Inconsistent lighting across rooms, forgotten lights left on, and no way to set the right mood for different activities. Manual control of dozens of switches is tedious and wastes energy.

Our Approach

We design intelligent lighting zones with pre-programmed scenes for different activities: movie night, dinner party, work mode, or welcome home. Occupancy sensors ensure lights turn off automatically when rooms are empty. Daylight harvesting dims artificial lights when natural light is sufficient.

  • Automatic off when rooms empty
  • Energy savings up to 40%
  • Circadian rhythm support
Climate Control automation scene

You leave the office at 5pm. Your home detects your phone approaching and starts pre-cooling the living areas, so it's a perfect 23°C when you walk through the door without running AC all day.

Climate Control

The Problem

AC units running constantly or fighting each other. Uncomfortable temperature swings. No coordination between cooling, heating, and ventilation. High energy bills with no visibility.

Our Approach

Unified climate control coordinates all HVAC equipment: split units, FCUs, underfloor heating, and fresh air systems. Zone-based temperature control ensures each area maintains its target. Schedules reduce consumption when spaces are unoccupied, and occupancy detection fine-tunes this further.

Blinds & Shading automation scene

As the afternoon sun moves across the sky, your west-facing blinds automatically tilt to 45° to block direct glare while preserving your garden view, reducing AC load by 15% without you lifting a finger.

Blinds & Shading

The Problem

Manual blinds that are never adjusted optimally. Glare on screens, faded furniture from UV exposure, and overheating from direct sun. No coordination with lighting or climate.

Our Approach

Automated blinds respond to sun position, room occupancy, and time of day. Solar tracking adjusts slat angles to block direct sun while preserving views. Integration with climate and lighting means blinds work as part of a coordinated strategy to manage heat gain and artificial lighting needs.

Security & Access automation scene

A visitor rings your door at 3pm while you're at work. You see them on your phone, speak through the intercom, and remotely unlock the gate for 30 seconds. You receive a notification when they leave.

Security & Access

The Problem

Disconnected security systems: CCTV separate from alarms separate from door locks. No unified view or response. Visitors and staff require manual management. No integration with home automation.

Our Approach

We integrate access control, video surveillance, and alarm systems into a unified security layer. Door stations with video intercom connect to your phone. Access logs track who enters when. Security events can trigger automation responses: lights on, cameras recording, notifications sent.

Networking & WiFi automation scene

Your 47 smart devices connect seamlessly across 3 floors. IoT gadgets run on an isolated network, guests get internet without seeing your files, and every room gets full-speed WiFi. No dead zones.

Networking & WiFi

The Problem

Dead zones, slow speeds, and unreliable connections. Consumer routers that can't handle dozens of smart devices. No separation between guest, IoT, and secure networks.

Our Approach

Enterprise-grade networking with proper coverage design, VLAN segmentation, and bandwidth management. IoT devices on isolated networks can't reach your personal devices. Guests get internet without access to your automation. Wired backbones for APs ensure consistent performance.

Energy Management automation scene

Your dashboard shows the pool pump used 40% more energy this week. An alert flagged the anomaly yesterday. You schedule a maintenance check before it becomes a costly breakdown.

Energy Management

The Problem

No visibility into where energy goes. High bills with no way to identify waste. Solar panels installed but no optimization of self-consumption. No data for informed decisions.

Our Approach

Circuit-level monitoring reveals exactly where energy is consumed. Dashboards show real-time and historical usage patterns. For properties with solar, we optimize self-consumption by shifting loads to peak generation times. Alerts notify you of unusual consumption.

Integration & Dashboards automation scene

Your family uses one app for everything: lights, AC, music, security. The kids tap "Movie Time" on the wall tablet. Alexa works too. No one remembers when there were 6 different apps.

Integration & Dashboards

The Problem

Multiple apps for different systems. No unified control or overview. Voice assistants that only control half your devices. Family members confused by complexity.

Our Approach

A single dashboard brings everything together. Control lighting, climate, security, and media from one interface. Wall-mounted tablets, phone apps, and voice control all connect to the same system. We build visualizations that make sense to everyone in the household.

We coordinate with MEP contractors and IT teams, select compatible devices, and build control layers that work offline without cloud dependencies, with full documentation, training and ongoing maintenance.

How Building Automation Comes Together

Four sections covering why we standardise on KNX, what we integrate, what owners actually measure, and how a project runs.

Why we standardise on KNX as the backbone

KNX is an open ISO standard (ISO/IEC 14543-3) used by over 500 manufacturers worldwide, so the wiring you put in today still accepts new devices in fifteen years; that matters in Dubai where villas trade hands and refurb cycles are short. The bus is wired, decentralised, and runs without cloud servers, so the system stays alive when Etisalat or du blink.

On top of KNX we run Haus Logic's custom dashboard, which adds the visual layer, the scenes, and the DEWA reporting. The split matters: KNX is the contract you sign with the building, the dashboard is the layer that can change without rewiring.

What we integrate on one dashboard

A full villa system pulls lighting, climate, blinds, security and CCTV, energy, irrigation, pool plant, and the AV system onto a single dashboard. Each subsystem keeps its own protocol where it makes sense (DALI for lighting, Modbus or VRF gateways for HVAC, ONVIF for cameras, Modbus for pool and energy meters) but presents one consistent UI to the owner.

That means one screen, one set of scenes (Morning, Away, Movie, Bedtime, Holiday), and one place to grant access for the housekeeper, the kids and guests. Anything that does not speak a standard protocol we either swap during design or wrap behind a small gateway, never with a per-device app.

Energy outcomes Dubai villa owners measure

The three measurable outcomes are DEWA visibility, AC load reduction, and peak shaving. Circuit-level metering shows kWh by zone in real time, so the owner can see what the pool pump, the chiller and the kitchen are actually costing per month rather than guessing from the consolidated bill.

On the AC side, zoning and pre-cooling shift load out of the Slab 4 afternoon peak; on the lighting side, scene presets and occupancy sensors cut the standby waste; on the irrigation side, weather-aware scheduling trims water without browning the lawn. We benchmark against the previous 12 months of DEWA before quoting savings.

Project lifecycle: design, commissioning, handover

A villa project runs in three phases. Design produces a single-line diagram, a BOQ priced to fixed fee, and a scene list signed off by the owner before any cable is pulled. Execution coordinates with the MEP contractor and the IT team so cables are pulled once and cleanly; we publish weekly progress against the schedule.

Commissioning hands over the dashboard, the ETS project file, every login, and an as-built drawing pack. Handover includes a training session for the family and the house manager so the system is used from week one. After handover we offer an AMC; the system itself is owned by you and works without us.
