Why KNX and Not a Dealer-Locked System?

KNX is an open standard (ISO/IEC 14543-3) supported by 500-plus manufacturers, so the keypads, actuators and dashboard can each come from the best supplier for the job, and the twisted-pair bus you bury today still accepts new devices in fifteen years. The bus is wired and decentralised; scenes keep executing when Etisalat or du blink, because nothing critical depends on the cloud.

Lutron, Crestron and Control4 deserve an honest word: the hardware is good, and a well-programmed dealer system runs beautifully. The trade-off is structural. One vendor supplies the controller, the licences and the programming, so every future change routes through a dealer — and if that relationship breaks, so does your upgrade path. We have unwound exactly this at IET Savoy Place in London: replacing a failing proprietary lighting system across six floors with KNX ended the lock-in and saves £30,000 a year. How Much Does a Smart Home Cost in Dubai?

Cost tracks three variables: property size, how many of the seven systems you automate, and new build versus fit-out versus occupied retrofit. Every project gets a fixed-fee proposal after a site review — no cable is priced from a brochure; our FAQ covers UAE costing in more detail.

Weigh the price against the DEWA side. Above 6,000 kWh a month, a villa bills at 38 fils per kWh in Slab 4; AC zoning and pre-cooling exist to pull consumption out of that slab. Typical 4 to 6 bedroom villas see 25 to 40 percent off the cooling line, 10 to 20 percent off lighting, and 20 to 30 percent off irrigation — figures we benchmark against your previous 12 months of bills before we commit to them. Dubai's Al Sa'fat green-building code already pulls new villas toward zoned cooling control and metering.

What Can a Smart Home Do? Real Haus Logic Projects

How Building Automation Comes Together

Why we standardise on KNX as the backbone

KNX is an open ISO standard (ISO/IEC 14543-3) used by over 500 manufacturers worldwide, so the wiring you put in today still accepts new devices in fifteen years; that matters in Dubai where villas trade hands and refurb cycles are short. The bus is wired, decentralised, and runs without cloud servers, so the system stays alive when Etisalat or du blink.

On top of KNX we run Haus Logic OS — our own dashboard that unifies scenes, energy reporting, CCTV and access control on one screen, with all logic executing locally. The split matters: KNX is the contract you sign with the building, the dashboard is the layer that can change without rewiring.

What we integrate on one dashboard

A full villa system pulls lighting, climate, blinds, security and CCTV, energy, irrigation, pool plant, and the AV system onto a single dashboard. Each subsystem keeps its own protocol where it makes sense (DALI for lighting, Modbus or VRF gateways for HVAC, ONVIF for cameras, Modbus for pool and energy meters) but presents one consistent UI to the owner.

That means one screen, one set of scenes (Morning, Away, Movie, Bedtime, Holiday), and one place to grant access for the housekeeper, the kids and guests. Anything that does not speak a standard protocol we either swap during design or wrap behind a small gateway, never with a per-device app.

The three measurable outcomes are DEWA visibility, AC load reduction, and peak shaving. Circuit-level metering shows kWh by zone in real time, so the owner can see what the pool pump, the chiller and the kitchen are actually costing per month rather than guessing from the consolidated bill.

On the AC side, zoning and pre-cooling shift load out of the Slab 4 afternoon peak; on the lighting side, scene presets and occupancy sensors cut the standby waste; on the irrigation side, weather-aware scheduling trims water without browning the lawn. We benchmark against the previous 12 months of DEWA before quoting savings.

Project lifecycle: design, commissioning, handover

A villa project runs in three phases. Design produces a single-line diagram, a BOQ priced to fixed fee, and a scene list signed off by the owner before any cable is pulled. Execution coordinates with the MEP contractor and the IT team so cables are pulled once and cleanly; we publish weekly progress against the schedule.

Commissioning hands over the dashboard, the ETS project file, every login, and an as-built drawing pack. Handover includes a training session for the family and the house manager so the system is used from week one. After handover we offer an AMC; the system itself is owned by you and works without us.
