SIRA Compliance: What Dubai Villa Owners Must Have
SIRA, the Security Industry Regulatory Agency under Dubai Police, sets the technical floor for every CCTV system in the emirate: minimum Full HD resolution, IP66 weather rating on outdoor cameras, and 30 days of continuous recording on a local NVR. Installers must hold a Tier-1 or Tier-2 SIRA licence; the homeowner does not, but the system must be installed by a licensed company to be admissible if Dubai Police request footage.
On a villa, that translates into camera placement that respects neighbouring property lines, no audio recording in shared spaces, and signed-off documentation that we keep on file alongside the project drawings. We submit the design to SIRA on your behalf as part of the install package, so handover comes with a compliance record rather than an open question.
Cameras We Specify for Dubai Villas
We standardise on 4K IP cameras with low-light sensors for perimeter and entry points, IP66 or IP67 weather rating for the Dubai summer, and built-in ANPR on the camera that watches the gate. Indoor cameras run at 4MP with privacy masks on areas the family does not want recorded.

Where Cameras Go on a Villa Plot
A typical 4 to 6 bedroom Dubai villa needs coverage at six places: the perimeter wall, the main gate (with ANPR), the front door, the garage, the pool and outdoor entertaining area, and the service yard or staff entrance. That gives 8 to 14 cameras depending on plot shape and elevation count.
We walk the plot during the site visit, mark sightlines on the floor plan, and confirm there are no blind spots at the gate, the gym window, or the pump room door; three places clients regularly find out about the wrong way. The final placement plan is shared before any cable is pulled.
Integration With Your Smart Home
A SIRA-grade install is the floor; on top of it we wire the cameras into Haus Logic's custom dashboard so they trigger scenes through the KNX bus. Motion at the front gate turns on the driveway lights at dusk; a recognised number plate opens the gate and sends a push notification; an unknown face at the front door turns on the porch lights and starts a 30-second high-bitrate clip.
That same dashboard shows live tiles next to lighting and climate, so the owner sees one screen instead of switching apps. Footage stays on the local NVR; only the small push notification leaves the villa, which keeps the system fast on Etisalat and du networks and quiet on the homeowner's phone.
Storage, Cloud, and Privacy
We size the NVR for 30 days of continuous 4K recording on every channel, the SIRA minimum, with motion-triggered higher-bitrate clips layered on top. Drives are deployed in RAID 1 on residential systems and RAID 5 or 6 on larger estates so a single drive failure never loses evidence.
Footage stays on premises by default; the only thing that leaves the villa is encrypted remote-viewing traffic when the owner opens the app from outside. Access is per-user, so the family, the housekeeper and the security guard each see only the cameras they need, and every login is logged on the NVR for the same 30 days.
Project Lifecycle: Design, SIRA Submission, Commissioning, Handover
A villa install runs in four stages: a complimentary site visit produces a placement plan and BOQ; SIRA submission and approval take 5 to 10 working days while we order hardware; cabling and camera install runs in parallel with any KNX or low-voltage work to avoid opening walls twice; commissioning hands over the dashboard, the NVR login, and the SIRA paperwork in one session.
After handover we offer an AMC for monthly health checks, firmware updates and a four-hour SLA on critical faults; most villas take this on year one and never look back. The system itself works without us, the AMC just means the owner does not have to think about it.
