If you are buying a new villa, or specifying one, treat smart home the way you would treat plumbing: ask what is behind the wall.
Ask whether the automation is wired on KNX or wireless-only. Ask whether the system is tied to one vendor's cloud, and what happens to it if that vendor disappears. Ask who holds the programming, because a system you cannot get reprogrammed is a system you do not really own.
